Improving & Repairing for a Quick Sale

Consider these Repairs and Improvements 

Rearrange furniture in each room to make rooms look larger. Consider storing extra furniture. Your favorite arm chair may be comfortable but if it takes up allot of space then your home may appear larger without it.

Remove family and personal pictures from walls and patch holes. Removing your personal items will help buyers envision their things in the house. 

Paint walls with a neutral color such as white or beige.

If you have wall paper, it should be secured neatly and repaired where necessary.  If paper is not neutral or if it is dated then invest in removing it and painting the walls. This is a big selling point with many buyers!

Clean carpets and flooring, these should also be neutral colors.  If you have bright colored flooring consider replacing it.

Replace discolored caulking around sinks and tubs.

Install new shower curtains and replace old throw rugs in the bathrooms.

Polish all bath and kitchen fixtures

Check all light switches and bulbs, replace if necessary.

Wash all windows.

Polish all woodwork throughout the house.

Replace old and worn cabinet hardware. 

Check plumbing and make necessary repairs to leaky faucets or shower heads.

Leaks should be repaired and watermarks covered.

Check the thermostat, consider updating to a digital style if you do not have one already.

Repair loose doorknobs and railings.

Never under estimate the value of Curb appeal!

Pressure wash or paint the exterior if necessary.

Repair loose or missing siding.

Sweep and clean driveway and walkways.

Patch holes in driveway, walkways or yard.

Go around the perimeter of the house and move all toys, garbage, tools and other items from view.

Clean gutters.

Prune bushes and trees.

Weed and then mulch all planting areas.

Keep lawn freshly cut, edged and fertilized. 

Study your front door and trim. Buyers will spend a few minutes here waiting to get inside.  Buy a new doormat. Make sure the area is neat, pressure wash if necessary.  Place a floral planter near the door. Paint the door if necessary.  Make sure the doorbell is in good working order.  Oil hinges. Consider replacing worn hardware.
