MLS Entry $300.00
Multiple Listing Service is a tool used by Real Estate agents to find homes for their buyer clients. MLS entry is the single best way to gain maximum exposure for your home. You offer a commission, at a rate of your choice, to any broker who produces a buyer. You only pay a commission to the office that sells your home, no more listing commissions. If you sell your home yourself, Congratulations, you don’t pay any commission at all!
- Your home will also be listed in MLS, Realtor.com, Boston.com, Homefind.com, the Eagle Tribune, Homes.com, Homes.net, and several more sites.
- Listing entry includes five photos of your home
- We will send email alerts about special features and open houses to brokers whose clients are looking for properties similar to yours.
- We will schedule all agent showings.
- We will follow up with agents who have shown your home to get essential professional feedback about your home.
- We will provide you with a written copy of all feed back that we receive.
- We will have your listing "live" and provide you with a sign within 24 hours.

Sell-it-Yourself Assistant $4,999.00 This service is an excellent value if you are willing to show your home yourself. We will handle all the details you just need to spend some time discussing your home with potential buyers. This service allows you professional representation while still maintaining control of expenses and giving you an active role in the selling process. We will do the following:
- Provide real estate counseling, advice and assistance.
- Represent and advocate for you as your Exclusive Seller's Agent.
- Assist you in setting the list price of your house.
- Aide you in obtaining required inspections needed to sell your home.
- Assist you with recommended disclosures.
- Suggest steps you can take to maximize the value of your house.
- If you would like to offer compensation to buyers agents and opt for that service, we will enter your home in to MLS and reciprocal sites such as Realtor.com.
- Enter up to 5 pictures of your home into MLS.
- Send email alerts about special features and open houses to brokers whose clients are looking for properties similar to yours, if you opt for MLS entry.
- Schedule all agent showings, if you opt for MLS entry.
- Seek follow up from agents who have shown your home and provide you with written copies of the follow up we receive.
- Communicate with other agents on your behalf as your Seller's agent.
- Create original marketing materials for you to duplicate as necessary.
- Provide a yard sign.
- Advertise your home on our web-site.
- Assist you in your advertising efforts.
- Enter your home into the Boston Herald Open House directory when available.
- Represent and advocate for you in the negotiation process to get you top dollar for your house.
- Guide you thru the Offer and Purchase and Sales Negotiations and help with required paperwork.
- Notarize documents as necessary.
- Advise you thru the often difficult home inspection process.
- Keep the transaction on track by monitoring home inspection dates, financing contingencies, title 5 compliance, smoke and carbon inspections,utility transfers and similar tasks.

Marketing Material Production $150.00 - Listing Sheet professionally prepared
- We will provide you with 20 color copies and an e-mail attachment of the listing sheet for you to duplicate as necessary
Mass Mailings $200.00
- Professionally prepared double sided color postcards with a large image of your home on the front side.
- We will formulate mailing lists to target prospective buyers.
- We will provide postage and mail the cards for you.
- Price is per 100 post cards.
- Additional mailing options are available upon request
YourAddress.com Web-site* $150.00 - A professionally created website with your home address for the site address
- Site is good for up to one year after that you may renew at a lesser rate
- This is a great way to offer buyers 24 hour, no pressure access to information about your home!
Broker Open House** $500.00
- JMT Real Estate will arrange Open House and notify brokers with clients looking for homes like yours.
- JMT will advise you on suggested incentives to get brokers in your door.
- This is a great way to advertise your property to the right real estate agents.
Electronic Lock Box Rentals $250.00 - This is highly recommended for properties in MLS! Most agents will not show your house if they need to wait for you to be available, they are too busy and will most likely move on to other properties.
- Electronic boxes are the most secure and JMT Real Estate can track which agents have gained access to your home.
Additional MLS Entry Photos $40.00 - Additional photos in MLS, price is per five photos
Changes and Updates to MLS Entry $50.00 - Single or multiple changes to entry. Price is per sitting.
Hourly Consultation $150.00 - Advertising assistance and advise
